Davidson runs its own rules across the board. For both of the drainage ordinance families that bear on this work, Davidson administers its own rather than sitting under the county's - one of only two Mecklenburg towns to do so on both counts. Cornelius, immediately adjoining, sits under the county for both.
So these two neighbours sit at opposite ends of the spectrum, and a contractor who has learned how one works has learned nothing transferable about the other.
Lake-adjacent lots change the drainage question. Where ground falls toward water, what a downspout discharges into matters more than it does on a flat interior lot - not because a different rule applies to the gutter, but because the consequences of getting the discharge point wrong show up faster. Erosion at the outlet, a channel cut across a slope, or water arriving somewhere it concentrates rather than disperses.
What we tend to find. Mature trees over the older parts of both towns, so a real debris load; and on the newer lake-side development, larger roof planes where the constraint is volume rather than blockage. The two failure modes look similar from the ground and need completely different fixes.
What that means for a quote. On the older stock the questions are the fall of the run and the condition of the board behind it, because both decide whether a repair holds. On the newer lake-side houses the questions are how much roof feeds each run and whether the buried line still takes water. A quote that does not distinguish between those two situations has not looked at the property.
